Maybe you have a few questions. That’s okay, most people do. So here’s a quick collection of some of the questions people ask us… along with our answers. If you still have a question, don’t hesitate to contact us  or give us a call at the number above.

Q: Are there any houses you won’t buy? The easy answer is “no”. We will consider and evaluate every property regardless of age, location, condition, etc. That said, we do base our homes on whether or not they would be a good investment and reserve the right to only purchase homes that can be a win/win for all parties.  A win for you may not be a win for us, in those cases we try to help you find an alternative solution to your real estate problem.

At some point in the future, we are going to sell the home we purchase from you, and what we’ve found is that homes with steep driveways, power lines, steep hills in back yards, etc. can cause a property not to sell. Even when you list a house to the open market through a realtor, these kinds of property issues tend to equate to a 15 to 20% discount compared to a property that doesn’t have these issues. That said, we may be interested in these homes. We absolutely need to see the home in person or have it inspected in order to make a decision.

Q: Where do you buy houses?

At this time, we buy houses all over the Metro Atlanta area including these counties: Cobb, Fulton, Dekalb, Cherokee, Bartow, Paulding, Gwinnett, Forsyth, Fayett, Henry, Clayton. & Douglas.

Q: Do you have the house inspected? 

Great question! We do perform a home inspection on every property we purchase. The inspector is part of the American Society of Home Inspectors (ASHI). You see, when our consultant meets with you they do what is called a “visual inspection” of the property. Once our company and you as seller decide on a price we will schedule a home inspection typically within a few days but can be longer based on your time frame.

We are NOT AFRAID of big issues. In fact, we’ve purchased dozens of homes where the renovation costs were $50,000 or more.  Sometimes the inspection reveals issues we can’t see. Examples of such things would be mold, mildew, leaking roofs, leaky plumbing, electrical problems, structural issues, substandard construction practices, etc. In those cases, we still may choose to purchase if all parties agree on how to proceed in a win/win situation, but we do reserve the right to cancel our contract if the repairs exceed our original estimates.

Q:  Do you pay fair prices for properties?
A:  We want a win/win situation between buyer and seller. Because of the ease of sale, we are looking to get a fair discount on a property. People who sell directly to an investor usually understand that investors need to make a profit. In our experience, many sellers appreciate that we can offer cash, close very quickly or any other date you choose as seller, (no waiting for financing), and no time, effort or expense is required on your part to make repairs on the property property or pay agent fees. Q:  How do you determine the price to offer on my house?
A:  Great question, and we’re an open book: Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently.

Q:  Are there any fees or commissions to work with you?
A: This is what makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your house us. We’ll make you an offer, and if it’s a fit then we’ll buy your house. No hassle. No fees.

Q: What if there are liens or other title issues with my property? 

Once in awhile we buy houses that may have tax or home owners association liens attached to the property. We can work with you or point you to specialists who may be able to have these liens reduced, but the liens do need to be cleared so that “good and marketable” title can be taken when we purchase the property. Basically, that means we’ll be able to re-sell the house in the future without any title problems.

Q: How does your company make money?

In most cases, we  will add value to a house by making repairs, fixing it up, or complete a total renovation. Once we finish the property, we put it on the market and if we’ve done our numbers correctly, sell it for a profit.  Once we buy your property, we take  on all of the risk.

Q:  How are you different from a real estate agent?
A: Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers who are interested in a home in this price range, location, etc.  Oftentimes, the agent’s commission is 6% of the sale price of your house (so if it’s a $100,000 house, you can expect to pay $6,000 in commissions to an agent). Agents provide a great service for those that have a few months to sell and who don’t mind giving up some of that sale price to pay for the commissions.

But that’s where we’re different:  Our company actually buys houses. Since we’re actually the one buying the house from you, and we pay with all cash… we can make a decision to buy your house within a couple days (sometimes the same day)**.  We are a local Atlanta based company and we know the market here.  **All properties are purchased contingent upon inspection.
